Why You Need Your Own Agent at a Builder's Office

When you walk into a builder's sales office alone, the person across the table represents the builder, not you. Bringing your own agent from your first visit means someone is reviewing the contract, the upgrade pricing, and the incentives with your interests in mind, not the builder's.

One thing worth knowing going in: since the 2024 industry-wide settlement changed how buyer's agents get paid, agents now generally need a signed representation agreement with you before touring homes, and commission is negotiated rather than automatic. Builders still commonly cover that cost directly as part of their own marketing budget, that practice wasn't affected by the settlement, but it's no longer accurate to promise it's automatically free before the terms are actually discussed. Instead of large production subdivisions, most new building in Grayhawk, DC Ranch, Troon North, and similar communities happens as custom homes going up on remaining lots, or as full teardown-rebuilds where an older home is replaced on the same parcel. It's a different kind of search than most new-construction buyers expect: less about picking from a builder's standard floor plans, more about knowing which communities still have buildable lots, which allow teardown-rebuilds, and what each HOA's architectural review process actually requires before anything breaks ground.
